Origination System

HEA Origination System for
Home Equity Agreements

Pipeline management. Versioned underwriting. Automated valuations. Document generation and funding. Built natively for equity agreements.

QuantmRE's HEA origination system is the back-office layer Originators use to underwrite, document, and fund Home Equity Agreements. Every decision runs against a versioned product guideline set, every valuation is drawn from a multi-provider cascade, and every funded agreement is captured as an immutable record.

The underwriting engine is built around equity shares, appreciation-based payoffs, and settlement events. Every calculation, document, and disclosure follows from those mechanics rather than being adapted from loan terms that do not apply. Before committing to a different product on a live application, the platform can show how the deal looks under alternative terms, with nothing written until a deliberate confirmation step.

Capabilities

Key Capabilities built for
HEA Underwriting.

01

Versioned underwriting guidelines

Every underwriting decision runs against a specific, dated guideline version. Changes create a new version; funded agreements remain permanently linked to the version in force when they were written. Once a pricing document is signed, that version is locked to the agreement permanently.

02

Multi-provider valuation cascade

Automated valuations drawn from a cascade of providers with confidence scoring, so a low-confidence result escalates rather than silently passing through.

03

Automated document generation

Agreements, disclosures, and quote packages generated from the record using the Originator's own approved legal language, with e-signature built into the workflow.

04

Funding workflow and immutable records

A structured funding step produces a permanent, unchangeable snapshot of the terms at close, which becomes the single source of truth for the agreement's terms going forward.

05

Comprehensive audit trail

Every action on a file, from first quote to funded agreement, is logged and available for review by the Originator, a regulator, or a capital partner.

06

Multi-product support

Each product carries its own guideline set, and every quote and agreement records which product and version produced it, so an Originator can run several HEA programs side by side without the underwriting logic bleeding between them.

Guideline versioning is
not optional.

Product guidelines change: pricing, eligibility, equity share caps. Retrofitted loan software treats a guideline change as a configuration edit with no history. Here, a change creates a new version, and every quote or agreement stays permanently linked to whichever version produced it, so nothing is ever retroactively reinterpreted.

Valuation that does not
stop at approval.

Automated valuations are not a one-time gate. The same cascade that prices a new application feeds ongoing portfolio monitoring after funding, so property value tracking continues through the life of the agreement rather than ending at close.

What does an HEA origination system actually underwrite?

Not credit and income in the way a mortgage does. Underwriting confirms property eligibility, lien position, valuation confidence, and guideline compliance, since there is no rate or payment to qualify against.

How does guideline versioning work in practice?

Guidelines are configured once and take effect as a new version. Every quote and funded agreement generated afterward is stamped with that version, and prior agreements remain linked to whichever version was in force when they were written.

What happens if a valuation comes back low-confidence?

The cascade escalates to a secondary provider or a manual review step rather than passing an uncertain number through to the offer calculation.

Can the origination system run multiple products at once?

Yes. Each product carries its own guideline set, and every quote and agreement records which product and guideline version produced it.

What does the funding step actually lock in?

An immutable snapshot of the agreement's terms at close. That snapshot becomes the permanent reference record for statements, payoff quotes, and settlement calculations through the life of the agreement.
